Buda sits about 15 miles south of downtown Austin along the I-35 corridor, with a small, walkable historic downtown that’s kept its character even as the rest of the city has grown fast around it. On the luxury end, buyers here are usually looking at larger acreage lots and custom builds rather than production-home neighborhoods — Buda has room to spread out in a way that’s harder to find closer to Austin.
I’m Robbie English, REALTOR and Managing Broker at Uncommon Realty, and I’d love to help you find the right property.
Living in Buda
Buda is in Hays County and zoned to Hays CISD, the same district that serves neighboring Kyle. Being right on I-35 means an easy commute into Austin without living inside the city, and the area has grown into its own market rather than just being an Austin bedroom community — there’s a real downtown, local restaurants, and a growing base of employers rather than just rooftops.
Luxury inventory in Buda tends to be spread across a few different pockets — larger custom lots on the edges of town, and higher-end sections within the newer master-planned communities. If you want to compare price points, I’d also point you toward the broader Buda homes for sale listings, or if Buda ends up being a bit more house than you need, Manchaca is a nearby alternative worth a look, closer to Austin with a similar rural feel.
Buying a Luxury Home in Buda
Financing on higher-end and larger-acreage properties can work differently than a standard mortgage, so it’s worth starting with pre-approval before we tour anything. I’d also recommend a buyer consultation so I understand your must-haves — acreage, outbuildings, school zoning, or commute time all shape which part of Buda makes sense for you.
Reach out anytime. I’ve worked enough transactions in Buda to know which areas hold value and what to watch for on custom or older homes on larger lots.
