Park Place Homes For Sale | Park Place Real Estate

Park Place is one of the few Cedar Park neighborhoods I show buyers who specifically ask for no HOA. It’s a Wilshire Homes community, and if you want a Park Place home for sale without a monthly assessment or an architectural review board, this is one of the only places in the area that fits.

Living in Park Place

Park Place is zoned to Leander ISD, and even without an HOA the neighborhood is well kept, with a park and a hike-and-bike trail within walking distance. Cedar Park itself is home to the H-E-B Center, the arena that hosts the Texas Stars hockey team and touring concerts, and to the Brushy Creek Regional Trail, which runs for miles through the city if you’re into running or cycling. The 183A Toll Road and US-183 both cut through Cedar Park, so getting to Austin, Round Rock, or Leander from Park Place is a short drive no matter which direction you’re headed.

What to expect from the homes

Because Wilshire built the neighborhood without HOA restrictions, you’ll see a bit more variation street to street than in a typical Cedar Park subdivision, which is part of the appeal if you don’t want to run every exterior paint color past a committee. Homes are primarily single-family, built in the 2000s, on standard suburban lots.

One thing I flag for every buyer here: no HOA means no shared reserve fund for things like entrance landscaping or common-area upkeep, so it’s worth budgeting for that yourself and reading the seller’s disclosure closely on anything the previous owner may have altered without a review process to catch it.
