Rosedale is one of the tighter-knit neighborhoods in Central Austin, and I like showing it to buyers who want walkability without the price tag of areas like Tarrytown. It sits in the 78756 zip code, bordered by 38th Street to the south, Shoal Creek to the west, Hancock Drive to the north, and Lamar Boulevard to the east. Search the current Rosedale listings below, and reach out if you’d like my thoughts on any of them.

Living in Rosedale
Ramsey Park sits right in the middle of the neighborhood, with a public pool, tennis courts, a baseball diamond, a basketball court, and playgrounds. A few miles east is Hancock Golf Course, the oldest public golf course in Texas and part of the city’s public links system. The neighborhood is close to North Lamar’s restaurants and shops and an easy drive to downtown or the University of Texas campus. Kids here attend Austin ISD schools, though I’d confirm your specific zoning before you buy since assignments can shift block by block.
Housing options in Rosedale
Most homes were built in the 1930s and 40s, and you’ll see everything from untouched originals to full renovations that keep the vintage character while adding modern kitchens and baths. Lots tend to be smaller than you’d find further out, but the tree cover and walkability more than make up for it if you want a central location. Rosedale homes for sale don’t sit on the market long when they’re priced right, so it helps to know what you’re looking at before you tour.
