Ranch At Brushy Creek Homes For Sale

Ranch at Brushy Creek is a good-sized, amenity-heavy neighborhood in Cedar Park, sitting right where Cedar Park, Round Rock, and Austin come together. It’s one of the communities I point buyers toward when they want real green space and trail access without giving up a quick commute. The neighborhood backs up to Brushy Creek Lake Park and ties into the Williamson County Regional Trail, and it’s spread with pocket parks and pools throughout. Where Ranch at Brushy Creek sits in Cedar Park

The neighborhood is in the 78613 zip code, roughly 24 miles from downtown Austin and about 7 miles from downtown Round Rock. It sits between Highway 183 and I-35, which keeps it in a workable commute range for both Austin and Round Rock without putting you in the middle of the traffic on either side. Cedar Park has grown up around it over the years, so grocery stores, restaurants, and retail along 183 are a short drive from most of the neighborhood.

HOA and amenities

The HOA runs a genuinely active community here: a community center, sports courts, ponds, playgrounds, several pools with splash features, and a network of internal trails that connect out to the Brushy Creek Regional Trail. That trail system is one of the bigger draws for buyers, since it runs for miles and links up with Brushy Creek Lake Park, Champion Park, disc golf, and fishing spots nearby. The HOA also organizes regular events, holiday gatherings and food truck nights among them, and that’s part of why I see less turnover here than in some of the newer developments close by. Dues and exact amenities can vary a bit by section, so I always confirm the specifics with the HOA before a client makes an offer.

Homes and builders

Ranch at Brushy Creek was built out in phases from the early 2000s through the early 2020s, and a mix of builders worked through it over that stretch, including Drees Custom Homes, Taylor Morrison, Scott Felder Homes, David Weekley Homes, Highland Homes, Grand Haven, and Buffington. That means the housing stock varies quite a bit depending on which section you’re looking at. Some streets have mature trees and homes that are twenty-plus years old, and other pockets are newer builds from the last decade. Lot sizes and floor plans shift by builder and phase too, so it’s worth walking a few different sections before deciding which part of the neighborhood fits what you want.

Schools

School zoning here is genuinely split, and it’s worth getting right before you fall in love with a house. Most of Ranch at Brushy Creek is zoned to Round Rock ISD, and Patsy Sommer Elementary is one of the Round Rock ISD campuses serving part of the neighborhood. Homes in the southwest section fall under Leander ISD instead, where Cedar Park Middle School and Cedar Park High School are the Leander ISD campuses in play. Because that line runs street by street in places, I’d rather you check your specific address than take a blanket answer here. If schools are a priority, it’s one of the first things I confirm with buyers before we even start touring.

What living there is like

Day to day, Ranch at Brushy Creek reads as a family neighborhood. You’ll see people out on the trails year-round, kids at the pools in summer, and steady foot traffic between the pocket parks. It’s close enough to Cedar Park’s retail corridor for errands and dinner without feeling like you’re in the middle of it, and the drive into Round Rock or Austin is manageable most times of day.
