South Austin isn’t one neighborhood, it’s a whole collection of them, each with its own personality — Travis Heights up near Lady Bird Lake, the restaurants and shops along South Lamar, the newer streets out in Circle C Ranch. Living in South Austin
Travis Heights, sometimes called South River City, sits just below the lake and puts you a short walk from South Congress — expect a mix of 1920s bungalows and newer infill. A few minutes west, South Lamar (“SoLa”) is the more urban, restaurant-heavy corridor, and it’s priced accordingly. Further out, Circle C Ranch is about 15 minutes from downtown via MoPac or Slaughter Lane and trades that walkability for bigger lots and a quieter, more suburban feel. The whole 78704 zip code, along with most of South Austin, is zoned to Austin ISD.
Zilker Park and Barton Springs anchor the northern edge of South Austin, and neighborhoods like Bouldin Creek and Barton Hills trade on that proximity — you’ll pay for the walk to the springs. South Lamar has priced up accordingly too; the median closed sale there has been running around $900,000 over the past year, well above what you’d find a few miles further out.
What to expect house-hunting here
South Austin homes move fast, especially anything priced right in Travis Heights or South Lamar — I regularly see multiple-offer situations in the first week of listing. If you’re open to a bit more distance from downtown, areas like South Manchaca tend to give you more house for the same budget without giving up the South Austin feel entirely. I’ll help you figure out which trade-off — location versus space versus price — actually matters most for how you’ll use the home, and get you in front of the right listings before they’re gone.
