South Lamar is one of the most in-demand pockets of Austin I work in — it’s the kind of neighborhood where a 1940s home sits down the street from a new build, and you’re five minutes from Barton Springs Pool either way. If you want walkable restaurants and easy access to downtown without paying downtown prices, this is usually where I start the conversation. Search the current South Lamar listings below, and reach out anytime if you want my take on a specific property.
I’m Robbie English, a broker with Uncommon Realty here in Austin.
Living in South Lamar
South Lamar sits in the 78704 zip code, bordered by Ben White Boulevard/TX-71 and Westgate to the south, and South Lamar Boulevard, Barton Hills, and Galindo to the east. It’s about five minutes to Zilker Park, Barton Springs Pool, and the Greenbelt’s hike-and-bike trails, and roughly ten minutes into downtown. The area is zoned to Austin ISD, with Zilker Elementary and Galindo Elementary as the nearby grade schools, feeding into O. Henry Middle School and Austin High School.
Homes in South Lamar
The housing stock is genuinely mixed — original 1940s single-family homes, newer infill construction, townhomes, and condos all sit within blocks of each other, which is part of what makes this neighborhood interesting to shop in. South Lamar Boulevard itself is lined with restaurants, shops, and entertainment, so proximity to the main strip versus a quieter side street is usually the biggest tradeoff buyers weigh here.
