South Austin covers a lot of ground — the 78704 and 78745 zip codes, South Congress, South Lamar, Zilker, Bouldin Creek, Travis Heights — and a townhome here is usually the way to get into one of those closer-in neighborhoods without single-family-home pricing. It’s one of the more infill-heavy parts of the city, which means new townhome construction keeps showing up on lots that used to hold a single older house, especially near South Lamar and along the 78745 corridor.

What draws buyers to a South Austin townhome
South Austin’s draw is proximity — Zilker Park and Barton Springs Pool, the live music and restaurants along South Congress, the shops and bars on South Lamar, all within a short drive or bike ride from most of these neighborhoods. A townhome gets you into that footprint at a lower price point than a standalone house on the same street, with less exterior upkeep. Since 2023, Austin’s HOME initiative has also made it easier for builders to add small multi-unit projects on lots that used to be strictly single-family, which is part of why townhome inventory in South Austin keeps growing.
What to look at before you buy
New-construction townhomes in this part of the city often come with an HOA covering shared walls, exterior maintenance, and sometimes a small common area — worth reading closely before you assume what’s included. Older or converted townhome product can vary more in build quality, so I always walk buyers through an inspection with that context in mind. Pricing varies a lot within South Austin itself — a townhome in Bouldin Creek or Travis Heights, both walkable to downtown, runs well above one further south near Sunset Valley or the 78745 corridor. That gap is usually bigger than the difference in square footage would suggest, so it’s worth deciding early whether walkability to downtown or overall value matters more for your budget before we start touring.
