What “luxury” covers in this market
Luxury inventory in Central Texas isn’t one thing. In town, it often means an architect-built home on a large lot in a neighborhood like West Austin. Out toward the lakes, it can mean a waterfront estate with a private dock on Lake LBJ, or a home inside a gated golf community like the ones in Horseshoe Bay or Steiner Ranch. Price per square foot, lot premiums, and what counts as “high end” shift depending on which of these markets you’re in, so it helps to know the specific area before you set expectations on price.
Working the luxury search
Homes at this price point don’t always sit on the open market the way a starter home does. Some sellers prefer a quieter process, and the best opportunities can come through relationships before a property is broadly marketed. I keep an eye on inventory across these submarkets and I’m happy to set up a search built around your specific criteria, whether that’s a school district, waterfront access, or a particular builder or architect. Financing also looks different at this level. Most luxury purchases fall above conventional loan limits, which means jumbo financing, and lenders scrutinize those loans more closely than a standard mortgage. If you don’t already have a lender lined up, I can point you to a few who specialize in jumbo and portfolio loans and won’t slow down your offer once you’re ready to move on a property.
