Unpermitted pools can complicate insurance, financing, and resale down the line, so I always pull permit history before we write an offer. I also want to know the age of the equipment — pumps, filters, and heaters aren’t cheap to replace — and whether the decking shows any cracking that could point to foundation or drainage issues nearby.
Insurance and Ongoing Costs
Homeowners insurance for a property with a pool typically costs more, and some carriers ask more questions about fencing and safety features before they’ll write a policy. Ongoing maintenance runs anywhere from a modest monthly service fee for a straightforward in-ground pool to a lot more for anything with a spa, water feature, or automated system. If a home is in an HOA, it’s also worth checking whether the association has rules about pool enclosures, pergolas, or fencing before a buyer plans changes.
Where Pools Are Most Common
Pools show up most often in West Austin and the Lake Travis corridor, where larger lots and older custom construction leave more room for one. Zip codes like 78732, 78733, 78734, and 78735 all have a healthy share of pool listings at any given time, so those are usually where I start a pool-focused search. Newer subdivisions closer to the urban core tend to have smaller lots and fewer pools, though it varies block by block.
