The community was built around its own 18-hole championship golf course, with more than 4,000 homes tied into five neighborhood amenity centers: pools, tennis courts, sport courts, and roughly 17 acres of shared green space. The Brushy Creek Regional Trail runs along the edge of the community, and both 183A Toll and US-183 make it an easy drive into Cedar Park, Round Rock, or south toward downtown Austin.

Avery Ranch’s real estate mixes townhomes, patio homes, and larger single-family houses across its many phases, most built from the late 1990s through the 2010s. Because the community developed in stages, you’ll find a real range of lot sizes and architectural styles depending on which section you’re in. Some sections back up to the golf course or a greenbelt, and others sit closer to Parmer Lane’s shopping and restaurants. If you want a home within walking distance of the amenity centers or the trail system, that’s worth flagging early in your search since not every phase has the same access.
Schools in Avery Ranch
Avery Ranch splits between two school districts depending on which side of Parmer Lane a home sits. South of Parmer, homes are typically zoned to Leander ISD: Sommer or Rutledge Elementary, Stiles Middle School, and Vista Ridge High School. North of Parmer, it’s usually Round Rock ISD: England Elementary, Pearson Ranch Middle, and McNeil High School. If schools are a priority, I’d confirm the zoning for any specific address before you get attached to a house, since the boundary runs right through the community.
