Balcones Towers Condos For Sale

Balcones Towers is an older, Spanish-style condo community on Balcones Drive in the 78731 zip code, built around a courtyard and shared pool. It sits close to MoPac and about a block from a UT shuttle stop, which makes it a popular pick with students and with buyers who want a low-maintenance unit close to central Austin rather than a lot of square footage.

I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I work with buyers and investors looking at condo communities like this one across Northwest Austin.

What you’ll find in Balcones Towers

Units here tend to run smaller than what you’ll find in newer Austin condo developments, which keeps the price point accessible. Many have been updated over the years with newer kitchens and bathrooms — granite or marble counters and stainless appliances show up in a lot of the recently sold units. The HOA here covers more than most buildings: cable, water, sewer, gas, and trash are typically included in the monthly dues, which is worth factoring in when you’re comparing the true monthly cost against a newer building with a lower HOA fee but fewer included utilities.

Who this fits

Because it’s about a block from a UT shuttle stop, Balcones Towers draws a mix of owner-occupants, university-adjacent renters, and investors buying with a tenant in mind. If you’re looking at it as a rental property, that shuttle access is one of the bigger factors in how easily a unit leases up. I can pull recent sold and rented comps here if you want a realistic read on pricing before you make an offer.
