Bella Vista Homes For Sale

Bella Vista sits at the southwest corner of Cedar Park, off FM 2769 (Volente Road) and accessible from Plaza Bella Way. Drees Homes and Meritage Homes built most of the neighborhood between 2002 and 2007, and the homes here tend to run larger than average for Cedar Park, with more of the higher-end finishes buyers expect from that era of hill country-style construction. If you’re searching for Bella Vista homes for sale, here’s what I’d want you to know about the neighborhood first.

Schools and everyday life

Bella Vista falls in Leander ISD, and kids here are generally zoned to Cypress Elementary, Cedar Park Middle, and Cedar Park High School. The neighborhood has its own parks and walking trails, and the quiet, established feel is a big part of what draws families here versus some of the newer, still-under-construction subdivisions further out in Cedar Park or Leander. You’re close enough to 183A and the main Cedar Park retail corridor for a quick grocery run or dinner out, without the traffic right on your street.

The kind of homes you’ll find

Because most of Bella Vista was built out in a fairly tight window in the early-to-mid 2000s, the homes have a consistent architectural feel, mostly single-family with some larger lots than you’ll see in newer Cedar Park developments. Buyers looking for move-in-ready homes with mature landscaping tend to do well here, since the trees and yards have had two decades to fill in.

If Bella Vista isn’t quite the fit

Cedar Park has a lot of neighborhoods with a similar hill country feel. Riviera Springs and Trento are both worth a look if you want newer construction in the same general area, and I can pull up the full Cedar Park homes for sale list if you want to compare across the whole city. You can also see everything that’s just listed across Central Texas if you’re casting a wider net.
