Buda is one of the fastest-growing spots just south of Austin, and I hear from buyers about it more than almost anywhere else on my list. It’s a good fit if you want more space and a lower price per square foot than Austin proper, without giving up a quick drive up I-35 into the city.

Why buyers like Buda
Buda has grown fast over the past several years — the population roughly doubled between the 2010 and 2020 census — and it still keeps a small-town feel even as new subdivisions go in. It sits right on I-35 about 15 miles south of downtown Austin, so the commute is realistic even on a bad traffic day. You’ll find single-family homes, townhomes, and apartments here, including a lot of newer construction with modern floor plans. Downtown Buda’s Main Street has kept its historic storefronts and adds restaurants and shops most years, and Cabela’s and H-E-B anchor the retail just off the highway. It works well whether you’re buying your first home or looking for something quieter than Austin proper.
Getting outside
Buda has parks, creeks, and green space for hiking and biking. Historic Stagecoach Park is a good example — 51 acres along Onion Creek with close to two miles of easy walking trails, a pond, a dog park, and a playground.
Community events
Buda has an active local calendar, and the Buda Wiener Dog Races is probably the best-known event — a quirky, family-friendly race that draws visitors from around the area.
Schools
Buda is served by Hays Consolidated Independent School District, which opened Johnson High School in 2019 to keep up with the area’s growth.
