Central Austin covers the close-in neighborhoods on both sides of I-35 north of downtown and south of Koenig Lane — Hyde Park, North University, Hancock, Rosedale, Bryker Woods, and Old West Austin among them. Most of what’s for sale here is older housing stock, mid-century bungalows and post-war ranch homes, mixed with newer infill and the occasional condo or duplex, all within a few minutes of UT and downtown. It’s some of the most walkable, tree-covered ground in the city, and it rarely sits on the market long when it’s priced right.

What makes Central Austin different
Almost everything here is zoned to Austin ISD, and the neighborhoods share a similar feel of narrow streets, mature trees, and homes built well before the current building codes, which means lot sizes, setbacks, and renovation rules can vary block by block. Older homes sometimes come with permitting quirks or deferred maintenance that isn’t obvious from photos, so it’s worth having someone walk the property with you who knows what to look for.
Neighborhoods worth knowing
A few of the neighborhoods I get the most calls about:
- Hyde Park — Austin’s oldest planned suburb, walkable, with some of the city’s best-preserved historic homes.
- Hancock — tucked around the Hancock Golf Course, the oldest golf course in Texas, with a mix of mid-century homes and newer construction.
- North University — the closest-in option to campus, popular with buyers who want walkability over yard space.
- Rosedale — quiet, family-oriented streets a bit further from the UT crowds.
