Hyde Park Homes For Sale

Hyde Park is Austin’s oldest planned neighborhood, laid out in 1891 by developer Monroe Shipe just north of the University of Texas campus, bordered roughly by 38th Street, 45th Street, Duval Street, and Guadalupe Street. Forty-two of its structures carry a City of Austin Historic Landmark designation, and the mix of Craftsman bungalows, Queen Anne Victorians, and newer infill is part of what makes it one of Central Austin’s most walkable neighborhoods. Living in Hyde Park

Hyde Park’s historic designation limits teardowns, which is a big part of why the neighborhood still has its original character: shaded streets, front porches, and homes dating back to the 1890s and early 1900s sitting alongside tasteful modern infill. Neighborhood landmarks include the Elisabet Ney Museum, Shipe Park and Pool, Austin Fire Station No. 9, and the Avenue B Grocery & Market, one of the oldest continuously operating grocery stores in the city. It’s zoned to Austin ISD, feeding into Lee Elementary, Kealing Middle School, and McCallum High School.

What’s on the market

Hyde Park’s housing stock is genuinely mixed: smaller bungalows and cottages start around $550,000, while renovated historic homes and new construction run up toward $1.5 million or more. Duplexes and small multi-family properties also come up regularly given the neighborhood’s proximity to UT. Because so much of the inventory here is older and unique rather than production-built, knowing which specific streets and property types hold value over time matters more than it does in a newer subdivision.

What life looks like day to day

Hyde Park is walkable in a way most Austin neighborhoods aren’t. Flightpath Coffeehouse and Quack’s 43rd Street Bakery are longtime neighborhood coffee spots, and Mother’s Cafe & Garden, one of the first all-vegetarian restaurants in Austin, has been serving the neighborhood for decades. Add in the proximity to UT and the Duval corridor, and it’s easy to see why people who buy in Hyde Park tend to stay.
