Guadalupe Street — “the Drag” — runs along the western edge with restaurants, coffee shops, and retail within easy walking distance of most homes. Because of the proximity to campus, a large share of the housing stock here is rented to students, staff, and faculty, so if you’re buying to live in it long-term, it’s worth knowing which blocks lean more owner-occupied.

Kids in North University are zoned to Austin ISD’s Lee Elementary, Kealing Middle School, and McCallum High School. That’s a different school path than the Hyde Park neighborhood just north of here, so if schools are a priority, it’s worth confirming your specific address against Austin ISD’s boundary maps before you buy, since zoning can shift block by block this close to a district line.
Who North University fits
This neighborhood tends to work best for buyers who want to walk or bike to campus, or for people who don’t mind renting part of a property to students to help offset the mortgage — that’s common here given how close everything sits to UT. If you’re looking for a quieter, more family-oriented version of the same architecture and tree cover, Hyde Park just to the north is worth comparing, since it has a similar housing stock but a different day-to-day feel once you’re off Guadalupe and away from the immediate campus foot traffic.
