Creekview is a 250-home neighborhood in Cedar Park, TX, built out between 2008 and 2013. It’s a decent-sized community without feeling overwhelming, and it’s stayed popular with families because of the schools and the location near Parmer Lane and 183.

Homes here range from about 1,508 to 3,639 square feet, averaging around 2,218 square feet, on lots that average roughly 0.148 acres. That’s a manageable yard size without being cramped, which fits the mostly single-family, family-oriented buyer this neighborhood tends to attract. HOA dues run around $52 a month and cover a community pool, a pavilion, and a playscape at the neighborhood’s own park.
Location and amenities
Creekview is a short drive from Brushy Creek Lake Park, which has a fishing pier, picnic areas, playgrounds, a splash pad, volleyball courts, and about 2.7 miles of trails if you want more outdoor space than the neighborhood park offers. Being close to Parmer Lane and 183 also makes commuting toward Austin or across Cedar Park straightforward.
Architecturally, this is a mix of the production styles you’d expect from a 2008-2013 build-out: brick and stone exteriors, two-car garages, and yards sized for a swing set rather than a pool. It’s not a custom-home neighborhood, and it doesn’t try to be. The appeal here is the price point relative to newer Cedar Park construction, combined with the schools and the short drive to Brushy Creek.
