Cross Creek sits in the northwest corner of Cedar Park, just off 183 and FM 1431 near Buck Run. It’s a Brohn Homes community built on larger, third-acre-plus lots with mature landscaping already in place — which is unusual for a newer Cedar Park subdivision, since most new construction here starts with bare yards.

Why Cross Creek’s lot sizes matter
Cross Creek is zoned to Leander ISD, with homes typically feeding into Cox Elementary, Henry Middle School, and Vista Ridge High School. The homes here follow a Modern Hill Country architectural style with unique finishes rather than a single repeated floor plan, and the third-acre-plus lots mean more separation between houses than you’ll find in most of Cedar Park’s newer, tighter subdivisions — worth factoring in if privacy or yard space matters more to you than square footage.
How Cross Creek compares to nearby Cedar Park neighborhoods
Because it’s close to both 183 and 1431, Cross Creek gives you quick access to the rest of Cedar Park and Leander without sitting directly on either road. If you want to compare lot size, price, and HOA structure before deciding, I regularly show buyers Deerfield Park, Forest Oaks, and Creekview alongside Cross Creek — each has a different lot size and price point worth weighing against this one.
What to look at before you write an offer here
Because Cross Creek isn’t a single-builder community with a repeated floor plan, I spend time with buyers comparing the age and finish level of each house rather than assuming they’re interchangeable, the way you might in a newer master-planned subdivision. Larger lots also mean more variation in landscaping upkeep and fencing from house to house, so it’s worth walking the yard, not just the interior, before you decide.
