Cypress Creek Townhomes sits in Cedar Park just off TX-183A, about 22 miles north of downtown Austin, and it’s zoned to Leander ISD – kids here go to Deer Creek Elementary, Artie Henry Middle School, and Cedar Park High School. It’s a solid option for buyers who want low-maintenance townhome living without stepping outside a well-regarded school district.

Living at Cypress Creek Townhomes
The 183A corridor is what makes this location work for a lot of my clients – it’s a quick run to both Cedar Park’s retail corridor and to Austin, without the traffic you’d deal with on 183 proper. Residents are roughly 35 minutes from downtown Austin and Austin-Bergstrom International Airport, which matters if you’re commuting or flying regularly. The townhomes themselves are mostly brick-and-siding exteriors with open floor plans, which keeps them easy to show and easy to resell compared to older, more chopped-up floor plans in the area.
Because it’s a townhome community, HOA dues cover exterior upkeep and shared grounds, which tends to keep monthly costs more predictable than a single-family home of similar size in the same school district.
Comparing Cypress Creek to nearby Cedar Park neighborhoods
If you want more square footage or a bigger yard than a townhome offers, Buttercup Creek and Heritage Park are both established single-family alternatives in the same Leander ISD boundary. And if golf or a gated section is more your speed, Twin Creeks is worth a look. For everything currently on the market across the city, start with my Cedar Park homes for sale page.
