Highland Haven is one of the smallest lake communities on Lake LBJ, sitting on the lake’s east shore in Burnet County about seven miles west of Marble Falls on RR 1431. It started as a subdivision in 1962, became a property owners’ association in 1976, and incorporated as its own small city in 1995. It’s still tiny today — around 400 residents — and that’s a big part of the appeal: a quiet, low-key lake town with none of the crowds you’ll find on the busier stretches of the Highland Lakes.
I’m Robbie English, REALTOR and Broker at Uncommon Realty here in the Highland Lakes.
Living on Lake LBJ in Highland Haven
Lake LBJ is a constant-level lake, which matters if you’re used to lakes that drop in a dry summer — here, the water stays where it’s supposed to be, which keeps docks and boat lifts usable year-round. Homes here range from older cottages built when the neighborhood was first platted to newer builds on the water. If you’re looking at a lakefront property, plan on getting familiar with the details that come with owning on the water: dock permitting, septic requirements, and any deed restrictions specific to the lot. I walk every buyer through those before we write an offer, because they can affect what you’re actually able to do with the property.
Getting around the Highland Lakes
Highland Haven sits along the same stretch of Lake LBJ as Cottonwood Shores and Horseshoe Bay, both a short drive away. For groceries, dining, and everyday errands, most residents head into Marble Falls, about ten minutes east. If you want a newer-construction option in that same area, La Ventana is worth a look too. I show buyers all of these Highland Lakes communities side by side so you can see how the price, lot size, and lake access actually compare before you decide where to focus your search.
Highland Haven doesn’t have its own grocery store or school — it’s residential, and that’s intentional. Kids in the area typically attend Marble Falls ISD schools. What you’re buying here is proximity to the water and to Marble Falls without the price premium that comes with being inside a bigger, more amenity-heavy development like Horseshoe Bay Resort.
