Homes For Sale Cedar Park-Leander TX

Cedar Park and Leander get lumped together because they border each other and share a lot of the same growth story, but they’re not the same market. Both sit in Williamson County and are served by Leander ISD, both run along US-183 and RM 1431, and the 183A Toll Road cuts through both — so the commute picture is similar. Where they differ is inventory: Cedar Park skews toward established subdivisions closer to the H-E-B Center and Brushy Creek Lake Park, while Leander has more of the newer master-planned construction further out.

Cedar Park

Cedar Park is home to Brushy Creek Lake Park — 90 acres with trails, a splash pad, and a kayak launch — and the H-E-B Center, an 8,700-seat arena that hosts the Texas Stars and Austin Spurs. If you want townhome-specific options rather than single-family, I keep a running list at Cedar Park TX Townhomes For Sale. Newer subdivisions worth a look include Riviera Springs and Trento.

Leander

Leander has grown fast over the last decade, and most of that growth is newer construction — subdivisions like Vista Ridge, Westwood, and Wildleaf give you a sense of the range, from established neighborhoods to brand-new builds. The 183A Toll extension out to Liberty Hill, which finished in 2025, has made the far side of Leander a lot more commutable than it used to be.

Which One Fits You

If you want walkable proximity to shopping and the arena district, I usually start clients in Cedar Park. If you want more house for the money and don’t mind a longer drive on 183A, Leander tends to win. Either way, school zoning within Leander ISD can vary block to block in the newer developments, so I always confirm the specific campus before we get attached to a property.
