Horseshoe Bay West sits along the southern shore of Lake LBJ, about six miles from Marble Falls and roughly 45 miles northwest of Austin. It’s one of the older, established sections of Horseshoe Bay, with a real mix of housing — waterfront homes, golf course lots, and townhome and condo options — rather than one single price point or style.
I’m Robbie English, REALTOR and Broker at Uncommon Horseshoe Bay, and I work Horseshoe Bay and the rest of the Highland Lakes market regularly.
What’s Available
Because Horseshoe Bay West has been building out for decades rather than in one recent phase, you’ll see everything from older waterfront cottages to newer custom estates with private docks, plus townhomes and condos for buyers who want lower-maintenance living without giving up lake access. Lake LBJ is a constant-level lake, which means the water stays at a set elevation year-round instead of fluctuating like most Highland Lakes reservoirs — that’s a real factor if boating or a private dock matters to you, since it means predictable water access instead of a boat ramp that’s unusable half the year.
Living Here
Horseshoe Bay Resort, off SH 2147, is the area’s anchor — three championship golf courses, a full-service spa, and several restaurants, all a short drive from Horseshoe Bay West. The Lake LBJ Yacht Club & Marina adds boat slip rentals and watersports rentals for residents who want lake access without owning a dock outright. It’s a genuinely quieter pace than Austin, but you’re not isolated — Marble Falls’ shopping and restaurants are minutes away, and it’s an easy drive if you need the city.
If you’re weighing other Horseshoe Bay communities, Escondido is the gated, golf-focused option nearby, and my full Horseshoe Bay community guide covers the rest. For the broader Highland Lakes picture, current Marble Falls listings and Horseshoe Bay homes and real estate are good places to compare.
Things Worth Checking Before You Buy
Not every home in Horseshoe Bay West has HOA-required lake access or a deeded boat slip, even when it’s marketed that way, so I always confirm what’s actually included before a client writes an offer. It’s also worth knowing whether a property is on municipal water and septic or a private well, since that varies more here than in a typical Austin-area subdivision, and it affects both your monthly costs and what you can build or add later.
