A growing number of my buyers specifically ask for a primary bedroom on the main floor — whether they’re planning ahead for aging in place, hosting aging parents, or just tired of hauling laundry up and down stairs. It’s a layout that shows up more often in Austin’s older, established neighborhoods than in newer two-story subdivisions, so knowing where to look matters as much as knowing what to ask for.

Where to find these homes in the Austin area
Single-story homes, and two-story homes with a primary suite tucked on the ground floor, tend to cluster in a handful of places. In Southwest Austin, Circle C Ranch and Shady Hollow were both built out mostly in the 1990s with a lot of ranch-style single-level floor plans, and both still turn up main-floor primary layouts regularly. Central Austin’s older ranch-style pockets from the 1950s and 60s can work too, though those often need updating since they weren’t built with today’s finishes in mind.
What to expect in these floor plans
Homes built with the primary suite on the main level tend to run larger overall — you’re trading some yard or a smaller upstairs for that ground-floor square footage — and they typically come with a bigger en-suite bathroom and walk-in closet than you’d see in an all-upstairs layout from the same era. If accessibility is the real driver behind your search, I’d also ask about doorway widths and step-free entry, since “primary on the main floor” doesn’t automatically mean the rest of the house is barrier-free.
