In Austin, new listings move fast — a good one can be under contract within a day or two of hitting the market. That’s true whether you’re looking at resale or brand-new construction. Here’s where the new-build activity is actually concentrated right now, and what I’d want you to know before you buy new. Where new construction is concentrated in Austin
Mueller, built on the site of Austin’s old airport in East Austin, is the metro’s best-known master-planned new-construction neighborhood — it’s got its own retail center, parks, and a mix of home styles from townhomes to larger single-family builds. Beyond Mueller, most of the fresh inventory right now is spread across East Austin infill lots and North Central Austin, plus the growth corridors just outside the city in Manor, Hutto, Leander, and Georgetown, where builders have more open land to work with.
Why new listings shouldn’t be a DIY search
Listing portals show you photos and square footage, but they don’t tell you what’s overpriced for the block, what’s about to get a price cut, or which builder communities have HOA dues that will surprise you later. I watch the local MLS directly, so when something new hits that fits what you’re after, you’re not finding out about it a day after ten other buyers already have.
Buying new construction: a few things to know
- The builder’s on-site agent works for the builder, not you. Bringing your own agent doesn’t cost you anything extra — the builder typically pays the buyer’s agent commission anyway.
- Upgrades and lot premiums are negotiable, especially if the builder is trying to close out a phase or hit a quarterly sales number.
- New doesn’t mean move-in perfect. I still recommend an independent inspection even on brand-new builds — trades make mistakes, and a builder’s warranty is easier to use with documentation from day one.
- Get the HOA and MUD district details before you write an offer. A lot of Austin’s outer-ring new construction sits in Municipal Utility Districts with their own tax rate on top of the county and school district — it affects your real monthly payment more than people expect.
