The community covers 877 acres and will have around 2,030 homes at build-out, with a private resident boat launch, an infinity-edge pool with a splash pad, an open-air event pavilion, and roughly a mile of shoreline with beach access. There’s no traditional HOA fee, though residents pay to maintain the private boat launch and dock. Kids in the community are zoned to Lago Vista ISD.

Several builders are active here, including Saratoga Homes, Toll Brothers, Trophy Signature Homes, and Westin Homes, so you’ll see a real mix of floor plans and price points rather than one repeated design. Homes have generally ranged from the mid $300s up into the $900s depending on lot, builder, and how close you are to the water. Being on the north shore also puts you within easy reach of Northwest Austin’s job centers without the drive times you’d get from farther-out Hill Country towns.

Tessera sits inside the Lago Vista city limits, which means residents get the benefit of an established lake town right next door instead of a subdivision dropped in the middle of nowhere — Lago Vista’s public golf course, marina, and lakeside parks are all a short drive from the community. Because it’s still building out toward its planned 2,030 homes, buyers here have the advantage of getting in on a newer section of the neighborhood while still having established amenities like the boat launch and event pavilion already up and running.
