Sun City is the community most people mention first — a 55-plus, 10,646-acre neighborhood about 10 miles north of the downtown square with four 18-hole golf courses and nine miles of hiking trails. It’s a different buyer profile than most of Georgetown’s other luxury communities, since it’s age-restricted, but the resale market there stays active and homes are well-built. Georgetown ISD, one of the stronger districts in the region, draws families to communities like Berry Creek, which has its own golf course and more traditional single-family luxury inventory outside the age restrictions of Sun City.
What to weigh when buying luxury in Georgetown
The biggest decision most buyers face here is proximity to the historic square versus space and privacy further out. Homes closer to downtown Georgetown tend to be older and more custom, while communities like Sun City and Berry Creek offer newer construction with more consistent finishes and amenity access.
