North Burnet has changed more than almost any other part of Austin over the past decade. It runs along Burnet Road from Braker Lane up to Parmer Lane, right next to the Domain, and it’s gone from office parks and strip malls to one of the city’s densest mixed-use corridors. Living in North Burnet
The Domain anchors the neighborhood with shopping, dining, and office space, and it sits inside one of Austin’s biggest tech corridors. Amazon and Vrbo have offices on site, and IBM, Indeed, Oracle, and National Instruments are all nearby. Apple’s campus on West Parmer Lane and Dell’s Parmer South campus are both a short drive away, and UT’s Pickle Research Campus is right on Burnet Road. The Domain Station MetroRail stop connects the area straight to downtown, which is a real draw if you work south of the river but want to live near the tech corridor. Schools are through Austin ISD, with Hill and Summitt elementary campuses close by.
Housing options in North Burnet
North Burnet is mostly newer construction: mid-rise condos, apartments, and townhomes built as the corridor redeveloped. You won’t find much in the way of older single-family stock here, but that’s part of the appeal for buyers who want low-maintenance living close to work. Prices and unit types vary a lot block by block, so it’s worth walking a few different buildings before deciding what fits. If you want a more traditional single-family option nearby, Ashton Woods in the neighboring 78727 zip code and North Shoal Creek further down Burnet Road are both worth a look.
