Under $5,000, most listings are established single-family homes and newer townhomes rather than the larger estate properties you’d see above $7,000. You’ll still find updated kitchens and reasonable lot sizes in neighborhoods like Canyon Creek and around Spicewood Springs Road, but inventory turns over quickly and it’s worth being ready to tour and apply the same day a listing goes live.
How to Evaluate a Listing Fast
Photos can be misleading — some listings look better online than they are, and some undersell a solid property with bad photography. I check recent comparable rents on the same block before recommending a client apply, so you know whether the asking price is fair before you commit application fees to it.
Lease Terms Worth Negotiating
Even at this price point, there’s often room to negotiate: shorter or longer lease terms, move-in date flexibility, minor repairs completed before you move in, or a rent credit for agreed-upon improvements. You won’t get any of that if you don’t ask, and most renters don’t.
