Kingsland is an unincorporated community in Llano County, sitting right where the Llano River flows into the Colorado River and Lake LBJ — one of the more distinctive spots on the Highland Lakes chain. The population was just over 7,000 at the last census, up from around 4,600 in 2000. I’m Robbie English, Broker, and I help buyers and sellers work through the Kingsland real estate market.
Kingsland’s whole identity is built around the water. Lake LBJ keeps a constant water level year-round, so boating and dock access don’t depend on rainfall the way they do on some Texas lakes. The town has the essentials — grocery stores, medical care, restaurants — and Marble Falls is close enough for a broader selection of shopping when you need it.
Homes available in Kingsland
- Waterfront homes. Properties along Lake LBJ, many with private docks, are some of the most sought-after in the area.
- Golf course homes. The Legends is a gated community built around an 18-hole course designed by Tom Kite, with estate-sized waterfront and golf-course lots.
- New construction. Kingsland has seen real growth in recent years, with new developments offering modern floor plans and energy-efficient builds.
- Acreage properties. Larger lots and ranch-style properties are available for buyers who want more space and privacy.
- Established homes. Older neighborhoods offer more traditional homes, often at more accessible price points than waterfront or new construction.
Neighborhoods to know
The Legends is a gated, waterfront golf community on the Colorado Arm of Lake LBJ, with estate-sized lots and private boat ramp access. Clearwater Landing is another gated waterfront community nearby, with its own marina and a protected, wake-free basin that’s popular for paddleboarding and kayaking. Royal Oaks Estates is a more traditional, established neighborhood with a mix of home styles. Each has a different feel, and I help clients figure out which one actually fits how they plan to use the property.
Shopping and recreation
Kingsland has local grocery stores and specialty shops, with Marble Falls a short drive away for larger retail and dining options. Lake LBJ is the main draw for outdoor recreation — boating, fishing, kayaking, and paddleboarding are all popular here, and The Legends’ golf course is one of the better courses in the Highland Lakes.
