Real Estate Tips and Advice For Horseshoe Bay

Horseshoe Bay is not a typical Texas market. It’s a resort community built around Lake LBJ, split across Llano and Burnet counties, with three golf courses, a yacht club, and a buyer pool that leans heavily toward second homes and retirees rather than first-time buyers. That changes how you should approach buying or selling here. I’m Robbie English, REALTOR and Broker at Uncommon Horseshoe Bay, and I’ve put together the tips I actually give my own clients, not generic advice that could apply to any Texas suburb.

TLDR: Real Estate Tips and Advice For Horseshoe Bay

  1. Check whether a property falls under the Horseshoe Bay POA, a separate subdivision HOA, or both, and know what the fees cover before you make an offer.
  2. Homes here often sit longer than in the Austin metro. That’s a function of a smaller, more specialized buyer pool, not necessarily a red flag on the property.
  3. Waterfront and golf-course lots need their own comps. Pulling a citywide average will mislead you on price.
  4. Get a pre-listing or pre-offer inspection lined up early. Texas requires sellers to complete a written disclosure, and surprises during option period cost more time here than in a faster-moving market.
  5. Confirm which school district applies (Llano ISD or Marble Falls ISD depending on the section of town) before you fall in love with a house, especially if you’re relocating with kids.

Know which association you’re buying into

Most of Horseshoe Bay operates under the Horseshoe Bay Property Owners Association, which funds shared amenities like the yacht club, parks, and green belts. On top of that, individual subdivisions layer on their own HOA rules and architectural control committees. Before you write an offer, I pull the specific POA and HOA documents for that property so you know the fee structure and any restrictions on things like short-term rentals, fencing, or dock construction. Skipping this step is one of the most common mistakes I see buyers make here.

Price waterfront and golf-course homes on their own comps

A three-bedroom home two streets back from Lake LBJ and a three-bedroom home on the water are not the same asset, even if the square footage matches. Lake frontage, boat dock access, and golf-course adjacency each carry their own premium, and pulling a broad Horseshoe Bay average will either scare off a serious buyer or leave money on the table for a seller. I build comps from the specific micro-market, not the zip code.

Expect a longer timeline than Austin proper

Horseshoe Bay is a resort and second-home market, which means fewer transactions overall and a buyer pool that’s often shopping from out of town or out of state. Homes here typically take longer to sell than comparable properties closer to Austin. That’s not a sign something is wrong with a listing. It just means pricing and marketing have to account for a smaller, more patient pool of buyers from the start.

Get ahead of disclosure and inspection issues

Texas law requires most sellers to complete a written Seller’s Disclosure Notice covering known defects, structural issues, and repair history. If you’re selling, I encourage a pre-listing inspection so nothing surprises you during the buyer’s option period, especially on older lake homes where plumbing, foundations, or dock structures can carry hidden issues. If you’re buying, don’t waive the inspection just because a home looks well kept. Waterfront properties have unique wear that isn’t always visible from the curb.

Confirm the school district before you commit

Horseshoe Bay spans both Llano and Burnet counties, and depending on where a property sits, it can fall under Llano ISD or Marble Falls ISD. If schools matter to your decision, verify the specific district for that address early, not after you’re under contract.

I’ve spent years working this specific market, and I know it doesn’t behave like the rest of the Hill Country or greater Austin.
