Living in Rollingwood
Rollingwood runs its own city government, police force, and zoning, separate from the City of Austin, even though it’s only five to ten minutes from downtown. Zilker Park and Barton Springs Pool are a short walk or drive from most homes here, and the Gus Fruh entrance to the Barton Creek Greenbelt sits right at the edge of the neighborhood. Most of Rollingwood feeds into Eanes ISD, attending Eanes Elementary, Hill Country Middle, and Westlake High, the same district that covers the rest of the broader Westlake area, though a small section zones to Austin ISD instead, so it’s worth confirming before you buy on a specific street.
Housing options in Rollingwood
Lots here tend to be larger and more wooded than you’ll find in most of central Austin, and homes range from smaller mid-century houses to newer custom builds with high-end finishes. Because the city is small, only around 1,600 residents, inventory is limited and homes here don’t sit on the market long.
