Round Rock West Homes For Sale

Round Rock West is one of the older, established neighborhoods on the west side of Round Rock, built mostly in the late 1970s and early 1980s and known for larger lots and mature oak trees you just don’t find in the newer subdivisions going up around the city today. I’m Robbie English, and I help buyers and sellers work through this part of Round Rock regularly. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and Round Rock West is one of the neighborhoods I know well, down to which streets sit closest to the schools and which lots run closer to three-quarters of an acre.

Round Rock West sits in the 78681 zip code, close to I-35 and within easy reach of Round Rock’s historic Old Town, which got its start back in 1854 as a Chisholm Trail crossing on Brushy Creek. That location means walkable dining and shopping options that a lot of newer Round Rock subdivisions simply can’t offer, plus quick access to bigger retail centers like Lakeline Mall and La Frontera when you need them.

What living in Round Rock West is actually like

Homes here were mostly built in the late 1970s and early 1980s, so the lots run noticeably larger than what you’ll find in newer parts of the city, typically a quarter to three-quarters of an acre. Architecture leans toward classic ranch-style single story homes and traditional two-stories from that era, and because the neighborhood has had decades to mature, the tree canopy is one of the best in Round Rock. Home condition varies more here than it would in a newer, single-builder subdivision. Some houses still have original systems, others have been fully updated, and that difference matters both for buyers weighing near-term repair costs and for sellers figuring out how to price against it.

Round Rock West Park sits right in the neighborhood at 500 Round Rock West Drive. Locals call it the Duck Pond, and it earns that name honestly: 15 acres with a pond full of ducks, a short walking trail, tennis courts, a sand volleyball court, a playground, and shaded picnic spots along the water. It’s the kind of neighborhood park you can walk to rather than drive to, which says something about how this area was laid out compared to newer developments further out.

Schools and getting around

Round Rock West is zoned to Round Rock ISD, and it’s genuinely one of the better-located neighborhoods in the district for school access. Kids here are zoned to Deep Wood Elementary, Chisholm Trail Middle School, and Round Rock High School, all within walking distance of the neighborhood without having to cross a major road, which isn’t something you can say about most Round Rock subdivisions.

For commuting, I-35 is close by, and Old Town Round Rock’s shops and restaurants are near enough that plenty of residents walk over rather than drive. It’s not the most walkable neighborhood on paper if you’re measuring distance to daily errands citywide, but for the specific combination of schools, a neighborhood park, and proximity to Old Town, it’s hard to match elsewhere in Round Rock. I haven’t found a mandatory homeowners association tied to Round Rock West, though I’d always confirm that on a specific property before writing an offer, since exceptions can exist street by street.
