Sarita Valley is one of the newer master-planned communities in Leander, with homes built mostly between 2014 and 2020 by builders like Drees, Toll Brothers, Grand Haven, and Pinehurst. Why buyers land in Sarita Valley
Sarita Valley is zoned to Leander ISD, which is a big part of the draw for families — it’s a district known for strong academics and a wide range of extracurriculars. Because most of the neighborhood was built within the last decade or so, you’re generally getting energy-efficient construction, open floor plans, and fewer of the deferred-maintenance issues that come with older resale homes.
The community itself is laid out with a fair amount of green space, parks, and walking trails worked into the neighborhood rather than tacked on afterward, which is typical of newer Leander master-planned communities built in this era. Because multiple builders worked different sections of Sarita Valley, floor plans and price points vary more from one part of the neighborhood to another than you’d see in a single-builder community — it’s worth touring a few different sections before assuming one price range represents the whole neighborhood.
Leander’s draw beyond the neighborhood
Leander has grown a lot over the past decade, largely on the strength of its highway access — you can get into Austin without too much trouble, but you come home to a quieter, more suburban pace than you’d get living in the city itself. That combination is why builders kept adding communities like Sarita Valley through the 2010s.
Other Leander neighborhoods worth comparing
If Sarita Valley doesn’t end up being the right fit, I’d also have you look at Westwood, Mason Creek, or Oak Creek — all newer Leander communities with a similar profile but different price points and layouts.
