Westlake sits in the Hill Country just west of downtown Austin, and it’s one of the areas I get the most calls about from buyers who want top-rated schools without giving up a short commute. Homes here range from estate lots with Lake Austin access to smaller ranch-style houses on tree-lined streets, and almost all of it feeds into Eanes ISD, one of the highest-rated districts in the state. Living in Westlake
Westlake covers West Lake Hills and the surrounding unincorporated Eanes ISD area — zip codes 78746 and part of 78733 — and it borders Rollingwood to the east and downtown Austin’s Tarrytown neighborhood across the river. Kids here go to Westlake High School, which has been around since 1969 and regularly ranks among the top public high schools in Texas. Lake Austin runs along the northern edge of the area, so boating and lake access come up a lot with buyers, and the Barton Creek greenbelt is close enough for regular hiking and mountain biking.
Housing options in Westlake
Rob Roy, on the west side near Lake Austin, is a gated estate neighborhood with some of the largest lots in the area and direct or near-direct lake access — it’s usually where I send buyers with a bigger budget who want privacy. Closer to Bee Cave Road and Loop 360, you’ll find a mix of 1970s and 80s ranch homes that are steadily being torn down and replaced with larger modern builds, which is worth knowing if you’re comparing an older home’s price against new construction next door. If Westlake’s price point doesn’t pencil out, Rollingwood and Westlake’s luxury tier are both worth a look depending on which direction you want to go.
