Cedar Park sits about 20 miles north of downtown Austin, with Highway 183 and the 45 Toll keeping the commute easy. It’s one of the faster-growing markets in the metro, with everything from new construction and established single-family neighborhoods to luxury estates, so there’s a wide range of price points to search through below.

Housing options in Cedar Park, TX

Cedar Park TX homes for sale cover a range of budgets and styles, from brand-new developments to established neighborhoods with bigger lots. Here’s what you’ll typically find:

  • New construction homes: Cedar Park has a strong selection of new builds with modern floor plans, energy-efficient appliances, and smart home features. Many come in communities with pools, trails, and fitness centers.
  • Traditional single-family homes: Established communities offer homes with brick exteriors, mature landscaping, and spacious backyards.
  • Luxury estates: Higher-end properties with custom finishes, larger square footage, and premium lots, some in gated communities.
  • Townhomes and condos: A growing number of low-maintenance options for buyers who’d rather not deal with a big yard.

Communities and neighborhoods

Cedar Park (list of Cedar Park neighborhoods, click here) has a mix of well-planned communities, each with its own character. Some of the most popular:

  • Brushy Creek: An established area with tree-lined streets, spacious homes, and easy access to parks and walking trails.
  • Ranch at Brushy Creek: A master-planned community with resort-style pools, playgrounds, and hiking trails.
  • Twin Creeks: Home to a private country club and a championship golf course.
  • Cypress Canyon: A newer development with larger homes, modern finishes, and community parks.
  • Gann Ranch: An affordable option close to schools and shopping.
  • Silverstone: One of Cedar Park’s older neighborhoods, built out in the late 1970s and early 1980s off Bagdad Road. It’s one of the few spots in town without an HOA, with mature trees and larger lots than most newer developments.
  • West Ridge: A small, established neighborhood on the west side of town with mature trees and settled landscaping, within easy reach of the H-E-B Center and the shopping along 183A and 1431.

Schools and how Cedar Park keeps growing

Most of Cedar Park falls inside Leander ISD, though a handful of pockets near the eastern edge of town are zoned to Round Rock ISD instead, so I always check the exact address rather than assume based on the neighborhood name. Leander ISD’s boundaries also shift from year to year as new schools open to keep up with growth, so it’s worth confirming zoning again before writing an offer even if you checked a year ago.

Cedar Park’s population is somewhere around 79,000 now, and city planning estimates put it near 136,000 by 2044, which tells you how much building is still ahead. Almost all of that growth runs through homeowners associations. The city has well over a hundred registered HOAs managing pools, trails, and architectural standards across its master-planned communities, and dues typically run anywhere from a few hundred dollars a year to over a thousand depending on what the amenities include. A handful of older neighborhoods, Silverstone among them, never had an HOA at all, which is worth knowing if that matters to you either way.

Shopping and recreation

Cedar Park has enough shopping and entertainment on its own that you don’t need to head into Austin for much.

  • The Parke: A large retail center with Whole Foods, Nordstrom Rack, and Dick’s Sporting Goods.
  • 1890 Ranch: Shopping and dining with retailers like Target and a Cinemark theater, plus a range of restaurants.
  • H-E-B Center at Cedar Park: A multi-purpose arena hosting concerts, sporting events, and family shows.

For outdoor time, there’s:

  • Brushy Creek Lake Park: Good for hiking, biking, and kayaking.
  • Veterans Memorial Park: Sports fields, a dog park, and walking trails.
  • Lake Travis: A short drive away, for boating and waterfront dining.
