Cedar Park Neighborhoods

Cedar Park sits about 21 miles northwest of Austin, split across Williamson and Travis counties, with most of the city zoned to Leander ISD and a smaller portion in Round Rock ISD. It’s grown fast over the past decade, and the neighborhoods here range quite a bit depending on when they were built and which part of the city you’re in. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I work Cedar Park regularly. Here’s what I tell clients about the different areas.

A few neighborhoods worth knowing

Cedar Park doesn’t have one defining look — it’s a patchwork of older, established sections and newer master-planned communities. A few I bring up often with buyers:

  • Trento and Silverado Ranch — newer construction on the western side of the city.
  • Ranch at Brushy Creek and Ranch at Deer Creek — established, tree-covered lots with a lower-key feel.
  • Cypress Canyon and Carriage Hills — mid-market, family-oriented streets close to schools and parks.
  • Bella Vista and Riviera Springs — closer to Lakeline and the tech corridor along US-183.
  • Heritage Park, Hunters Glenn, and Forest Oaks — some of the city’s older subdivisions, generally 1990s and early 2000s builds.
  • Silver Oak and Silverstone — newer, more compact lots, popular with buyers who want lower-maintenance yards.

That’s not the full list — Cedar Park has dozens of subdivisions — but it gives you a sense of the range. Lot size, home age, HOA rules, and even which elementary school you’re zoned to can shift block by block, so I’d rather walk a specific street with you than generalize.

Getting around and what’s nearby

US-183 and the 183A toll road are the main routes in and out, and the Lakeline area on the eastern edge of Cedar Park has grown into a real employment and retail hub, anchored by the Lakeline Mall area and several corporate campuses. That’s part of why home values in the neighborhoods closest to it have climbed. Families cross-shop Cedar Park against nearby Leander and Round Rock for similar reasons — access to 183A, similar school quality, and comparable pricing.
