If you’re looking at Carriage Hills homes for sale, you’re looking at one of Cedar Park’s more established neighborhoods. Built mostly in the 1990s and early 2000s off Bagdad Road and New Hope Drive, it’s a community of mature trees, brick and stone homes on generous lots, and streets that have had thirty years to settle in. I show this neighborhood often to buyers who want that lived-in feel without giving up easy access to 183A.
I’m Robbie English, Broker of Uncommon Realty, here in the Austin area.
Living in Carriage Hills
Most homes here are one- and two-story, three to four bedrooms, with brick or stone exteriors and covered patios that hold up well through a Texas summer. Because the neighborhood was built out over roughly two decades instead of all at once, you’ll see more variation in floor plans and lot size than you’d find in a newer subdivision — some owners have updated kitchens and flooring, others are still in original condition and priced accordingly.
That gradual build-out is also why the trees here are mature rather than newly planted — decades of growth means real shade in the front yard and a settled, established feel that a lot of buyers specifically ask for when they say they don’t want a brand-new subdivision.
Carriage Hills sits close to the everyday essentials: H-E-B Plus!, Costco, and Cedar Park Regional Medical Center are all a few minutes away, and the 183A toll road gets you to North Austin or The Domain without much of a fight. Kids here are zoned to Leander ISD, typically Giddens Elementary, Running Brushy Middle School, and Leander High School.
Parks and nearby neighborhoods
Veterans Memorial Park and Brushy Creek Lake Park are both a short drive away, which covers trails, a dog park, and a splash pad if you’ve got kids or dogs to wear out. If Carriage Hills doesn’t end up being the exact fit, I’d also point you toward newer construction nearby in Trento or Silverado Ranch, both also in Cedar Park but with a different mix of home ages and price points, or browse everything currently on the market on my Cedar Park homes for sale page.
If you want to talk through financing before you start touring, a quick buyer consultation saves a lot of guesswork once you’re ready to make an offer. Reach out anytime — I’m happy to walk you through what’s currently available in Carriage Hills.
