Woodland Park is one of the few subdivisions left in Marble Falls without an HOA, and that’s usually the first thing my clients ask about once they see it. It sits off Mormon Mill Road, a few minutes from Highway 281, with mature oak cover and mid-size lots that feel more established than a lot of the newer construction going up around town.

What Woodland Park offers
Marble Falls sits in Burnet County, about 50 miles northwest of Austin along US-281, in the Highland Lakes region. Woodland Park is reached off Mormon Mill Road, and homes here range from the neighborhood’s original mid-2000s construction to newer infill on the remaining lots — mostly one-story, on generous lots by Marble Falls standards. Because there’s no HOA, you’ll see more variation in style and landscaping than in newer subdivisions where covenants keep everything looking the same.
Nearby options
A few minutes away, Stonehenge West offers a similar wooded feel with more architectural consistency, since those homes were custom-built one at a time.
