If you’re searching for a Cypress Canyon real estate agent, you’re looking at one of Cedar Park’s established neighborhoods zoned to Leander ISD, with Deer Creek Elementary, Cedar Park Middle School, and Cedar Park High School all a short drive away. Cypress Canyon at a glance

Cypress Canyon draws on the Deer Creek Ranch amenities: two outdoor pools (one with lap lanes, one with a toddler area), walking and biking trails, and a basketball court. Cypress Canyon Park itself has covered picnic tables, a playground, outdoor fitness equipment, and pet-friendly water stations. The neighborhood is also close to the Dies Ranch Treasure Cave, a local landmark that draws visitors from around Cedar Park. Schools here are Deer Creek Elementary, Cedar Park Middle School, and Cedar Park High School, all part of Leander ISD, which is consistently one of the higher-rated districts in the Austin area. For daily life, you’re a short drive from the 1890 Ranch Shopping Center, with more than 80 stores and restaurants, and about 25 minutes from downtown Austin depending on traffic.

What buyers notice here

Cypress Canyon draws buyers who want a settled neighborhood with real trees and established landscaping rather than a brand-new subdivision still filling in. The lots and floor plans vary street to street, so when I show homes here, I walk through which sections are walking distance to the elementary school, which back up to the park or trail system, and which are a longer drive to the pools, since that affects both daily convenience and resale value.

Selling in Cypress Canyon

Pricing needs to be built from recent closed sales in this specific part of Cedar Park, not a citywide average, because homes near the park and trail amenities tend to move faster and hold value better than interior lots further from them. I also walk sellers through which repairs and updates actually move the needle with buyers here versus which ones don’t pay for themselves, since that’s different in an established neighborhood than in new construction.
