Selling a home comes with more ways to trip up than most people expect, even sellers who’ve done it before. Here are the mistakes I see most often, and how to avoid them.

The Biggest Mistakes Sellers Make | Must-Read Guide

Mistake #1: Selling without an agent (FSBO)

Selling your home yourself, known as For Sale by Owner, can look like an easy way to save on commission. In practice it usually means handling pricing, paperwork, and negotiations without the experience that catches problems before they cost you money.

A good agent handles the legal details, prices the home using real market data, and markets it to get you the strongest offer available — value that’s hard to replace on your own.

Mistake #2: Choosing an agent based on the lowest commission

It’s tempting to go with whichever agent charges the least, but a lower fee often comes with less marketing, less negotiating experience, and less guidance overall.

An agent who knows the local market can price your home to attract serious buyers and get you a better return, often more than making up for the difference in commission. Good agents also help with staging, photography, and presentation, which makes a real difference in how buyers respond to a listing.

Mistake #3: Letting maintenance slide

It’s easy to focus on staging for showings and forget the basics. Skipping regular upkeep — cleaning, yard work, small repairs — makes a home sit longer on the market and can lower what buyers are willing to offer.

Keeping the property clean and the landscaping tidy goes a long way toward first impressions. Fixing small cosmetic issues before listing shows buyers the home has been cared for, which builds confidence and helps the sale move faster.

Mistake #4: Putting off small repairs

To save money, some sellers skip minor repairs and touch-ups, assuming buyers won’t notice. Buyers do notice, and small flaws can read as a sign the home hasn’t been maintained, which affects both interest and negotiating position.

Fixing dents, scuffs, and other small cosmetic issues before you list shows buyers the home is in good shape and removes an easy excuse to negotiate the price down.

Selling a home takes planning and the right guidance to avoid mistakes like these. Working with an experienced agent and staying on top of maintenance and repairs puts you in the best position for a smooth sale.
