78717 sits on the Austin/Round Rock line in Williamson County, and most of what people know it for is Avery Ranch, the large master-planned community that fills a good chunk of the zip code. I’m Robbie English, REALTOR and Broker with Uncommon Realty, and this is one of the areas I get asked about most from buyers who want newer construction without being fully in Round Rock or Cedar Park.
One thing worth knowing before you search by zip code alone: schools here split between Round Rock ISD and Leander ISD depending on which section of Avery Ranch (or the surrounding area) a home falls in, so I always confirm the actual campus assignment for a specific address rather than assuming based on the zip code.
For outdoor space, the Brushy Creek Regional Trail runs through the area with miles of paved path for walking, running, or biking, and Brushy Creek Lake Park has picnic areas and water access if a trail alone isn’t enough. Highway 45 and Parmer Lane give you a reasonably quick path to I-35, 183, or the Domain for shopping and dining, so most errands don’t require a long drive even though the area itself feels more suburban than urban.
Housing in 78717
Most of the housing stock here is newer, built from the 1990s through today, with the kind of amenity-heavy floor plans you’d expect from a master-planned community — three- and four-bedroom layouts, community pools, and HOA-maintained common areas. If you’d rather see an older, more established neighborhood with mature trees close by, Woods of Brushy Creek is a short drive south and has a very different, more settled feel.
