78731 covers a stretch of Northwest Austin between Loop 360 and MoPac, and it’s an area I show a lot to buyers who want mature trees and hill views but still want to be close to downtown. I’m Robbie English, REALTOR and Broker with Uncommon Realty, and here’s what actually sets this zip code apart.
Northwest Hills is the neighborhood most people picture when they think of 78731: established, tree-covered, and shaped by decades of neighborhood civic involvement. Jester Estates, just off Loop 360 next to the Bull Creek Greenbelt, is another one worth knowing. Most of its roughly 900 homes went up in the 1990s from builders like David Weekley and Brighton Homes. Closer to Lake Austin, you’ll find some of the zip code’s higher-end properties, with Mount Bonnell overlooking the river as one of the area’s best-known landmarks.
Kids here are zoned to Austin ISD. Getting around is straightforward: Loop 360 (the Capital of Texas Highway) and MoPac both run through the area, so downtown and the rest of Austin are a reasonably quick drive depending on time of day.
Housing in 78731
Because 78731 built out over several decades, you’ll see a real mix of home styles, from original mid-century houses that have been updated or torn down for new construction to more recently built custom homes on the hillier lots. That variety means comparing two homes on paper isn’t always enough; renovation history and lot topography can make a bigger difference in price than square footage alone.
