Jester Estates sits off North Capital of Texas Highway (Loop 360) in Northwest Austin, backing up to the West Bull Creek Greenbelt on one side and running toward RM 2222 on the other. Most of the roughly 900 homes here went up in the 1980s and ’90s from builders like Brighton Homes, Jim Rado Custom Classics, and David Weekley — big lots, mature trees, and winding streets that were laid out well before Austin’s more recent building boom.

Jester Estates is zoned to Austin ISD, and most kids here feed into Hill Elementary, Murchison Middle School, and Anderson High School — all schools with active parent involvement and solid reputations, which is a big part of why families stay put here for decades. Loop 360 gets you downtown or out to the Arboretum and Domain job corridors in minutes, and RM 2222 handles the west-side commute for anyone working near Apple’s Northwest Austin campus or Indeed’s offices.
Homes vary quite a bit here since the neighborhood was built out by several different builders over roughly fifteen years — you’ll see everything from more traditional 1980s ranch-style layouts to larger, more custom two-story homes from the later ’90s phases. Lot sizes tend to run larger than what you’d find in newer Austin subdivisions, which is part of the draw for buyers who want mature trees and some space between houses.
