Forest North Estates is an established neighborhood in Northwest Austin’s 78729 zip code, built out in the 1970s with mature trees and larger lots — most around a third of an acre — than you’ll find in newer Austin subdivisions. It sits off Anderson Mill Road with convenient access to Highway 183 and 45. Search the current Forest North Estates listings below, and reach out anytime if you want my take on the area.

Living in Forest North Estates
Homes here are set back from the street, which gives the neighborhood a more open feel than a lot of tighter modern developments. It’s zoned to Round Rock ISD — Forest North or Live Oak Elementary depending on your address, then Deerpark Middle School and McNeil High School. The location off Anderson Mill Road makes commuting to the tech employers along 183 or up toward the Domain fairly straightforward.
Forest North Neighborhood Park, on Lyndhurst Street, has a pool with a large slide and three lighted tennis courts. The broader Anderson Mill area adds two more junior Olympic-sized pools, a water park, nearly six miles of bike and hike trails, dog parks, and additional tennis, basketball, sand volleyball, and pickleball courts spread across seven neighborhood parks — a lot more recreational infrastructure than you’d expect from a neighborhood built in the 1970s.
Housing options in Forest North Estates
Because the neighborhood was built out in the 1970s, most homes here are original construction with decades of updates layered in, on lots big enough for a real yard, a pool, or an addition down the road. That combination of space and an established tree canopy is hard to find in newer Austin neighborhoods, where lots have gotten progressively smaller.
