Highland Hills sits in Austin’s 78731 zip code, northwest of RM 2222 and MoPac (Loop 1), roughly bounded by Northland Drive, Mountainclimb Drive, Shadow Valley Drive, Highland Hills Drive, and Balcones. Most of the homes here date back to the 1950s through the 1970s — some fully remodeled, others still waiting for someone to update them — set on hilly, tree-lined streets that feel older and more established than a lot of what’s building up around Austin right now.
What draws buyers here is the location: you’re close enough to downtown, UT, and the tech corridor along MoPac to make the commute manageable, but far enough into the hills that it still feels quiet. Kids in the area attend Austin ISD schools; if school zoning is a deciding factor for you, I’d recommend checking Austin ISD’s school finder for your specific address before you commit to a home, since attendance boundaries in this part of town can shift block by block.
Because so many homes here were built decades ago, condition varies a lot from one listing to the next — some have been through a full remodel, others are original and priced accordingly. That gap is worth walking through with someone who knows the area before you make an offer.
The location and lot sizes also mean Highland Hills sees a fair amount of remodel and rebuild activity — buyers picking up an older, smaller home specifically because the lot and the location are worth more than the structure on it. If that’s part of your strategy, it changes how you should be evaluating listings here, and it’s worth talking through before you start touring.
