Matern Island is one of the smallest, most private communities in Horseshoe Bay — a gated peninsula on the south shore of Lake LBJ with only a handful of custom waterfront homes and homesites, most fronting Matern Court. Because Lake LBJ is a constant-level lake, the water access here doesn’t disappear during drawdown season the way it can on some other Highland Lakes reservoirs.

What’s on Matern Island
Because the peninsula holds so few lots, inventory here is genuinely limited — it’s a mix of existing custom homes with private docks and a small number of remaining homesites for buyers who’d rather build. Homes tend toward large, open floor plans with high-end finishes and outdoor living space built around the water view, and waterfront footage varies lot by lot, so it’s worth checking exactly how much shoreline comes with a given property before you fall in love with the photos.
Living on Matern Island
Being on the water here means boating, fishing, and paddleboarding are steps from the back door, and the peninsula’s gated entrance and small lot count keep it quieter than most of Horseshoe Bay. You’re still close to everything the resort offers — Horseshoe Bay Resort’s four championship golf courses, the marina, and the newer Summit Rock Clubhouse are all a short drive away, along with the restaurants and shops in Marble Falls, about ten minutes out.
If Matern Island’s price point or lot availability isn’t the right fit, I’d also look at Sunrise Beach Village, a smaller, longer-established lake community further up the shoreline, or Cottonwood Shores if you want Lake LBJ access without the gated-community price tag.
