What draws investors to Round Rock
Round Rock sits close to I-35, which makes commuting into Austin manageable for renters who work downtown but want lower rent than they’d pay in the city. The city itself has plenty going on too: Round Rock is home to Round Rock Premium Outlets, Old Settlers Park (home to the Rock’N River Water Park), and a growing list of restaurants and shops, all of which make the area attractive to tenants beyond just proximity to Dell.
What to check before you buy
Zoning matters a lot here since multi-family isn’t allowed everywhere, so I always confirm a property’s zoning before we go further. Financing is another place investors trip up. A duplex, triplex, or fourplex can usually still qualify for conventional or FHA financing since it’s treated as residential, but anything with five or more units shifts into commercial lending, which comes with different down payment requirements, terms, and underwriting based on the property’s income rather than just your personal finances. Knowing which category a property falls into before you make an offer changes how you should be structuring your financing from the start.
