New Construction Homes in Horseshoe Bay TX: Are They Worth It?

December 29, 2024 by Robbie English, REALTOR, Broker, ABR, AHWD, BBA, C2EX, CRB, E-PRO, GRI, MRP, PSA, RENE, RPR, SFR, SRS, TAHS, TBS, TLS

New construction in Horseshoe Bay is genuinely worth considering for some buyers and not the right fit for others, and the answer usually comes down to timeline and how much you value customization versus an established lot. I’m Robbie English, REALTOR, Broker with Uncommon Realty, and here’s how to actually weigh it.

What’s Actually Being Built Right Now

Horseshoe Bay has around two dozen active new-home communities and roughly twenty builders working in the area, with prices spanning a wide range, from homes in the mid-$200,000s up to custom waterfront builds well above $2 million. Builders active in the area include Crescent Estates Custom Homes, Neiman-Foster Homes, Caledonia Builders, and Harbor Custom Development, with some of the newer waterfront and custom-home activity concentrated in Horseshoe Bay West and the gated Westgate community. That range means “new construction in Horseshoe Bay” can mean very different things depending on budget, from a modest spec home to a fully custom lake-view build.

What You Actually Gain With New Construction

Customization is the real draw: choosing your own finishes, layout, and structural options rather than living with a previous owner’s choices. New homes also come with builder warranties covering structural issues and major systems for several years, which meaningfully reduces the odds of an expensive surprise in year one. Energy efficiency tends to be better too, with modern insulation and windows keeping utility bills lower than in an older resale home.

What You Give Up

New construction in Horseshoe Bay is typically in newer sections rather than the established, mature-landscaping areas near the lake and golf courses that resale inventory offers. Timeline is the other real trade-off: a to-be-built home can take months to complete, with delays not uncommon, while a resale home can close in weeks. And new construction generally carries a price premium over a comparable resale home, though lower near-term maintenance costs can offset some of that over time.

What to Actually Ask Before You Commit

Get the HOA fees and any lot premiums in writing before you fall in love with a floor plan, since those can add up meaningfully on top of the base price. Ask specifically what the builder warranty covers and for how long, and get a straight answer on the realistic completion timeline, not just the optimistic one from the sales office.

Frequently Asked Questions

How much does new construction cost in Horseshoe Bay?

Prices span a wide range, from the mid-$200,000s for smaller spec homes to well over $2 million for custom waterfront builds, so the right comparison depends heavily on which builder and community you’re looking at.

How long does it take to build a new home in Horseshoe Bay?

Spec homes that are already built or nearly finished can close in a matter of weeks. Fully custom, to-be-built homes commonly take several months to over a year, depending on the builder and current permitting timelines.

Is new construction a better investment than resale in Horseshoe Bay?

It depends on your timeline and priorities. New construction typically costs more upfront but comes with lower near-term maintenance costs and a builder warranty, while resale offers established landscaping, faster move-in, and sometimes better proximity to the lake and golf courses.

If you want a read on which specific communities or builders fit your budget right now, that’s worth a direct conversation before you start touring model homes.
