Marketing-Focused Real Estate Agent for Lago Vista Listings

I’m Robbie English, REALTOR and Managing Broker at Uncommon Realty, and marketing is where most Lago Vista listings win or lose. Lago Vista sits on a peninsula on the north shore of Lake Travis in Travis County, about 20 minutes northwest of downtown Austin, and a lot of buyers are shopping it from outside the area before they ever drive up FM 1431. If your listing isn’t built for that kind of buyer, it can sit no matter how nice the house is.

Why marketing matters more here than in a typical Austin listing

Lago Vista properties range from modest interior-lot homes to waterfront estates, and the buyers for each are looking for different things and searching in different places. A listing that leans only on the MLS and a yard sign misses the out-of-town and relocation buyers who make up a real share of this market. Photography, video, and where the listing actually gets promoted matter more here than in a subdivision buyers can drive by on the way to work.

How I market a Lago Vista listing

I start with professional photography and video that actually shows the lot, the view, and the lake access if the home has it, since those are what sell a Lago Vista property. I run targeted digital promotion aimed at buyers already searching Lake Travis and North Shore towns rather than a generic Austin-wide campaign, and I price the home off comparable Lago Vista sales, not a citywide number that doesn’t account for the peninsula’s range of lot types.

What the listing description actually says

A generic description that could apply to any Highland Lakes home wastes the marketing spend behind it. I write copy that names what’s actually near the property, the golf course, a specific cove, proximity to the marina, rather than boilerplate language, because buyers searching this specific area respond to specifics, not adjectives.

Experience that backs the marketing

I’ve been doing this in Central Texas for more than 40 years, and since 2016 I’ve also taught other agents and brokers around the country, so the marketing approach I use is current, not something I picked up once and never updated.
