Why “REALTOR” and “real estate agent” aren’t the same word
Every REALTOR is a licensed real estate agent, but not every licensed agent is a REALTOR. The title is trademarked by the National Association of REALTORS, and using it means you’ve joined NAR, agreed to abide by its Code of Ethics, and are held accountable to it, including through a formal complaint process if a REALTOR violates it. It’s a real distinction, not a marketing flourish, and it’s worth asking any agent you’re considering whether they actually hold it.
What Broker status adds on top of that
I’m a licensed Texas Broker, which in this state means additional coursework, a separate state exam, and a minimum amount of experience as a working sales agent before you can hold the license. A Broker can supervise other agents and operate independently, and it reflects a deeper level of required knowledge of contracts, agency law, and trust accounting than the base sales agent license does.
Designations that go beyond the minimum
Beyond REALTOR and Broker status, I hold advanced designations from NAR, including Pricing Strategy Advisor (PSA) and Real Estate Negotiation Expert (RENE), among others. Each one requires dedicated coursework, not just paying a fee. Since 2016 I’ve also traveled nationally as a real estate instructor, teaching contracts, negotiation, and pricing strategy to other agents and brokers, which means my work in this area gets reviewed by working professionals, not only by my own clients.
Why this matters for a Lago Vista listing specifically
Lago Vista’s housing stock swings in value more than a lot of markets, an interior lot and a waterfront property near the golf course or marina can sell for very different numbers per square foot even a few streets apart. Pricing accuracy and negotiation skill matter more here than in a more uniform subdivision, which is exactly what the credentials above are meant to reflect.
